About this listing
1st floor condo with its own HVAC system, Pearl Mills (formerly Duke Tower) is in walking distance to DT, arts and culture, parks, and restaurants/entertainment venues. There are great outdoor spaces, comfy beds, and a charming, unique building. The 1st-floor condo is next to the pool, gardens, cookout areas, shuffleboard, and large chessboard. Close to Duke East Campus and Duke Hospital. Well-suited to couples, solo travelers, and business travelers. Small dog <20 pounds allowed for $50/stay
The space
The condo is very clean and it goes through a disinfecting process and has its own HVAC system. Everything available that is needed for a comfortable stay. Keurig coffee and still and carbonated water are provided. Pearl Mill Flats is within easy walking distance of downtown Durham restaurants and entertainment venues (15 minute walk). My favorite restaurant, Blue Note Grill (great food and live music) is less than two blocks away. Durham Performing Arts Center and the Durham Bulls Baseball Park are about a 2-minute drive or 25-minute walk from Duke Tower. Dog fee is $50/stay for one dog or $75/two. Max of 2 dogs under 20lbs allowed. Sorry no cats allowed!

All areas of the property are accessible to our guests. These areas include lovely gardens in the courtyard, grill and picnic areas, seating and conversation areas, shuffleboard, human-sized chess, miniature golf area, and a large lighted pool. Parking is ample and very close to your unit. The property is protected with security cameras and ample lighting.
Other things to note
There is a very comfortable queen sofa bed with an upgraded foam mattress. Also a very comfortable recliner. The pool, decking and landscaping around it were renovated in the summer of 2017. We allow our guest to have one dog under 20lbs as long as they are house broken, up to date on vaccines and flea control and well behaved (minimal barking). Pool hours are dawn to dusk.

Actually, I never got to stay here, thank you, Covid. My husband & I were planning on attending a beer & blues festival nearby & were not notified that the event got canceled. Grrrr. We only found out when we showed up at the venue. After considering our options, we decided to bail & go home, so this reservation was cancelled only hours before check in. I can’t speak to the condition of the place, but I can say this: communication with the host(s) was excellent! Very attentive & responsive. Also very sympathetic to our situation. We did get the Processing fee back, so yay for that. I would heartily recommend the host(s)!

This place is great, exceptionally clean. Easy access, great pool and amazing communication from the hosts. You can walk to all the great things that Durham has to offer. Restaurants, the farmers market, DPAC, both ballparks the list goes on. There is ample parking, and is dog friendly. All the wins you need to have a great time in Durham.

Great spot for a quick / refreshing stay. Location is near everything…place is very nice and the pool was perfect. It is a 5 star stay with one hiccup… you have to pay a REALLY high Processing fee and then are asked to do chores / most of the cleaning before you checkout. I am a clean and respectful person & always do my best to leave a place better than I arrived but to make it seem mandatory for you to clean with such a high fee doesn’t seem fair. Hopefully the fee is lowered for the following guests or the cleaning demands are changed to respectful suggestions. I would stay here again and do recommend, just note the high Processing fee and cleaning requirements.

Thank you Jeffrey for the constructive feedback and your ideas to improve!! The checkout list is always optional. We do like for the guest to take their garbage out as they leave and pull the dirty sheets and towels. We always take care of cleaning the sheets, cleaning the bathroom and kitchen and sanitizing all surfaces with disinfectant as well as sweeping and mopping all floors with a disinfectant. Unfortunately, the cost of the cleaning supplies has drastically increased since covid and we are really focusing on the safety of our guest as well as our cleaners. We definitely will change the verbiage of the checkout checklist to emphasize that none of it is mandatory. Again thank you for the helpful feedback and for being such an awesome guest!

This was a great place to stay in Durham! There is a courtyard in the complex that gives you easy access to a communal pool, life size chess, outdoor seating, and other yard games. It was very clean and the communication was great with the owner. Would stay here again for sure!

The condo was a great size for 2 people and located in a complex with a beautiful courtyard for swimming or just relaxing. It was very clean and stocked with essentials. We did have an issue with the dishwasher while we were there. Although it was not possible for the issue to be resolved during our stay, Andrea was great about communicating and offering us some compensation. We would definitely stay there again!

Great location and very clean. Just around the corner from downtown in a quiet complex with friendly tenants. About 10 min stroll to Marriott and 20 min to DPAC and bulls. Lots of nearby restaurants and bars. Space was very clean and as pictured. Good for two people. Three or four would be tight, but ok for short stay. We will try to rebook next time we are in area.

Great escape when you walk into this place with its beautiful Courtyard. The condo itself is small but beautifully appointed and supplied with everything you could possibly need. The Courtyard and pool are like a private ‘Secret Garden’. You can even run out and grab fresh basil or other herbs to enhance your dinner. Host always quickly responsive to questions.

Only thing is that I felt the bed was short for a 5’8″ guy (feet were hanging off the ends), and it was way too soft for my preference.

This rental has all of the amenities one needs, plus a great location as well. After a long day at work my train into Durham was delayed and I still had evening events to attend, so when I say laying my eyes on that Keurig with pods, sweetener, and creamer in the fridge was a lifesaver, I mean it. Roberts place is very comfortable. It is part of an apartment complex with a pool and lovely common grounds/courtyards. The location for us was perfect, with a 15 walk to downtown. Roberts place definitely met my expectations. It was very neat and had everything I needed, including plenty of tea and Keurig coffee. It poured the entire time so I didn’t have much of a chance to take advantage of the very pleasant courtyard in the middle of the place. I suppose a light sleeper might have a challenge in that the bedroom window is very near the parking lot so things like car doors slamming could nudge you awake. I wore earplugs and slept perfectly. Robert was really on top of communications and very pleasant.

Hi, Sam, I just read the review from your stay on Feb 8-10 and I believe there has been a huge miscommunication. The two codes that you were trying to use to get into the gate at Pearl Mill Flats and into condo 112 were reversed. If you will reread the text threads that we exchanged you will see that my instructions state very clearly that the 112 entry is for the gate and the 7447 code is for the door to the condo. I have never had an issue with this in the past. Did you read the text with the instructions? I think you must have read it; otherwise you would not have known to use the 7447 code. Also, when you texted me saying the 7447 code wasn’t working at the gate, I texted you back immediately saying that was the code for the front door. As I was sending that text, you rang my iphone and I opened the gate for you. I then texted you saying “there you go’ meaning I see you got in. I do not know why you wouldn’t have received that text, but I will discuss this with Airbnb. Also, you said that the host “never responded to any of our messages.” When I got your text at 2:17 saying you would arrive around 4:30, I responded at 2:21 saying “thanks for the update.”
Anyway, I would like for you to rewrite the review that you did; reviews like that can be very damaging to hosts like me, and this one is completely unwarranted.

Everything in the Host’s control was tip top! Extremely clean and comfortable home in a awesomely quaint and quirky little fenced in community. The only thing that anyone could find negative about the place is that you can hear every move the upstairs neighbors made on their floor. It didn’t bother me enough to worry about, but I know some guests will want to know this up front.

This apartment is cozy and stylish and a great space for one or two guests. Robert had it stocked with lots of coffee, plenty of fluffy bath towels and other amenities. Many nice restaurants are within easy walking distance. Access is super easy because it’s on the ground floor. The gated entries make you feel safe and secure yet don’t detract from this cute and welcoming location.

This place is VERY clean. Robert was very communicative and precise in his instructions for entry. The actual room had a high pitched noise that was pretty annoying but I didn’t come here to hang in my room. Bring earplugs, the walls are pretty thin. The condo itself is very pretty—nice pool, chess board outside and shuffleboard if you’re interested. Roberts place is very clean and comfortable. We visited Durham for a wedding and his place was very close to all our wedding festivities on the Duke campus plus walkable to coffee shops and restaurants. The pool and courtyard are a beautiful mostly peaceful setting. The community is very and friendly and welcoming. But also protective of their space and not afraid to let you know how they want it kept. They gave us lots of information about the city and things to do in the area. Robert gave us very clear instructions about check in and was accessible if we needed him which we didn’t. Only negative thing I have to say is about the maintenance staff and their overuse of the loud leaf blower that seemed to go on all day. Otherwise it was a perfect stay.

This is a cozy, clean, efficient condo in a very nice setting. The neighborhood is relatively quiet. There is a lovely outdoor area, with shady spots, swimming pool and BBQ’s. It is very close to downtown and there are good restaurants within easy walking distance. It was a perfect location for our visit with family in Durham. Robert was an excellent host and we will try to reserve a spot here for future trips.

Robert’s place was incredibly conveniently located — only minutes from Duke and downtown and just 20 minutes from RDU. Restaurants, a convenience store and even a hiking trail are all in walkable locations. The condo was clean and comfortable. The courtyard with it’s various seating areas, fire pits and pool made a wonderful retreat. There are even picnic tables and grills available, but you’ll need to have charcoal.

Duke Tower Condos is a perfect stay from which to explore Durham. Bob’s condo was exactly as advertised – very clean, very convenient, very comfortable. Kitchen was well apportioned with coffee K-Cups ready for first morning wake-up, towels were soft and plush, beds were comfortable and restful! Easy check-in and quick attention to questions rounded out a great experience renting this condo. The condo’s location is straight across from one entry into the complex and during the first evening I did notice the headlights light up the bedroom as cars entered; however, the location and the condo more than made up for the occasional headlight beam. Lovely spot!

Bob is an excellent host and I would not hesitate to recommend his condo to others or to stay here again, when I return to the area. Bob was always quick to address any questions/inquires I had. The description of the condo was completely accurate and met my expectations – very clean, well equipped, comfortable bed, and plush towels. It was unfortunate that the opening of the pool was delayed but I understand that was completely out of Bob’s realm of control. Definitely check out the Blue Note Grill – it is a short walk around the corner from Bob’s condo. Also check out the Durham Distillery, which is next door to the Blue Note Grill. The American Tobacco campus was also a quick and inexpensive Uber ride away. Overall, excellent experience!

We loved the awesome water feature on the American Tobacco Campus. Lots of interesting history around Durham. Such a great trip.

I really enjoyed staying at Robert’s condo. Having lived in the area before I was familiar with the area. For someone visiting Durham for the first time, this condo is in a great location. Nice coffee shops, bars, restaurants, and some tourist sites are walkable from the condo. Durham Bulls Park, DPAC, Duke Chapel and West Campus are a short drive away. The complex was very quiet and clean. Robert was a great host. I would highly recommend staying here.

I used to stay at the Duke Tower when it was a residential hotel. Since it has been turned into condos, I got that chance again through Airbnb, and loved it. Bob takes good care of his unit and makes it guest-friendly, so for me it was like staying at the Duke Tower again, with upgraded decor and amenities, but still the Tempur-Pedic mattresses that made past stays so comfy.

Staying at Bob’s place was wonderful! We were able to check in with a keypad which made things very painless. We were allowed to check in a few hours early and check out several hours late, which was very helpful as we were traveling with large suitcases. The space was very private and cozy, and the courtyard area was beautiful. There’s a pool, a shuffleboard area, a giant chess board, and beautiful landscaping. The only downside, was there was a faint, but noticeable, high pitched tone that would go off for about 45 seconds every few minutes. We couldn’t figure out where it came from but did not bother to ask Bob about it. Overall it was a great experience and would recommend!

Aaron, thanks for the feedback regarding where to park when you arrive. It actually never occured to me that you pull into this big parking lot not knowing where the unit is located in the complex ( It could even be on the back side, in which case you would use the back lot). In the future I’m going to include parking suggestions when I send the door code (such as: “Park near the entrance closest to Duke St). As to the dark walkways, the complex is in the process of upgrading the outside lighting and realizes it needs to be much lighter. Some of the lights near the courtyard have already been upgraded, but much more will be done as funds are provided. Thanks for pointing that out!

A friend and I were visiting Duke after years away, and Bob made some nice recommendations and insight into how much the city had changed since we’d been gone. The condo was very neat, well-stocked, and extremely convenient. We drove around for the most part, but we were well within walking distance of West Main, American Tobacco, and all the great spots in downtown Durham. If I ever end up back in town, I’ll be sure to look up Bob’s condo first thing!

The condo was incredibly clean, quiet and in a fantastic location. You can walk to Brightleaf Square and can get to Duke in minutes. Parking is ample. The only negative was no washer and dryer in the unit but there is a a laundromat on site. Communication with Robert was easy and fast. I would highly recommend the condo for sightseeing, business trips or Duke related trips.

Robert has thought of everything with his condo. The location is excellent, and just a short walk to a number of great restaurants in Durham. There is easy access to I-85 and the Durham Freeway which connects to I-40. You are also only a couple miles away from Northgate Mall. The condo is beyond cozy. The living room is comfortable with a relaxed atmosphere where you can enjoy cable TV. The small dining area is perfect for sharing a meal. And the kitchen has everything you need including a Keurig coffee and tea maker. The bedroom has two extremely comfortable beds and a flatscreen TV with cable and DVD. And the bathroom has a great oversized shower. You really can’t beat this for a convenient and cozy place to stay in the Triangle. I will definitely stay here again!

Bob’s condo was very comfortable, incredibly clean, and exceptionally located. We were able to walk to some of our favorite spots in Durham (gym, coffeeshop, breweries, food trucks, and bars) and were a quick drive (5 min) to the Brightleaf area. The condo property is well-kept and lovely in its own right. We loved the energy of Durham and will want to stay at Bob’s next time we’re in town.

This place was a perfect location for accessing Duke University Hospital, just a 10 min drive. Easy to get to the ninth street shopping area and Sam’s quik shop if you like craft beers. I was staying there while working so I was unable to enjoy any of the amenities. There was shuffle board, a grill and pool right outside the door. I enjoyed the lights in the court yard during the evening been returning to the condo. The condo had everything I needed, so clean. I loved the bowl full of k-cups in the kitchen. I would stay here again for sure.

Robert’s place was an amazing experience for me. Starting off with how responsive Robert was to any and all inquiries that I made. The check in and check out process is very smooth. The location of the condo is great! Great security and walking distance from great restaurants (Geer street garden, monuts), coffee shops (cocoa cinnamon) and breweries (full steam, motor co) just to name a few. The house itself is fantastic and has all amenities I needed including some basic drink supplies like coffee and water. It also features a courtyard that is a near paradise, complete with a pool, plenty of garden space and relaxing areas, a hammock, life size chess, an artificial stream, herb garden, birds chirping everywhere. It’s an incredible getaway and I wouldn’t stay anywhere else in Durham if this is available.

The condo didn’t look bad in the pictures – if not really to my taste – but in reality it proved to be a great find.
The check-in procedure was very simple and as described – I received a message on the day explaining the procedure, which was effortless. All communications with Bob were quick and courteous.
The rooms were clean and tidy, and every facility and cleaning product you could imagine needing during a short stay was present, including lots of complimentery tea/coffee/bottled water.
The location was pretty much perfect for my requirements, and only a 15 min walk from the centre of Durham.
